Remove the texture. Scraped back to the board. Painted-over popcorn takes more work, and we'll tell you up front if skimming or re-boarding is the better option.
Repair and skim coat. Cracks, dents, and old seams are fixed, then skim-coated to a flat surface.
Sand and finish. Festool sanding with built-in dust extraction, with a full day of drying between coats.
Clean up. Every day, not just at the end.
